Customer Terms & Conditions

These Customer Terms & Conditions ("Terms") govern the provision of home-finding and apartment-viewing support services by Pao Pao International LLC ("Pao Pao", "we", "us") to customers ("Customer", "you").

By placing an order and accepting these Terms, you enter into a service agreement with Pao Pao International LLC.

2.1 Home Finding

Our Home Finding service provides local practical support to customers searching for residential accommodation.

Depending on the selected service, this may include:

• understanding your housing requirements;
• providing local and neighborhood information;
• identifying potentially suitable publicly available listings;
• contacting landlords, property managers or agents on your behalf for informational and organizational purposes;
• assisting with application preparation;
• communicating practical information between you and relevant housing contacts;
• arranging and attending property viewings;
• attending physical viewings locally where appropriate;
• documenting viewing observations, including photographs or video where permitted;
• providing practical local guidance during the search process; and
• assisting with follow-up communications.

The service is intended to provide local presence and practical support. We do not guarantee that you will obtain a rental property.

2.2 Apartment Viewing

Our Apartment Viewing service is intended for customers who have already identified a particular apartment or property and are unable or unwilling to attend the viewing personally.

Where accepted by the landlord, agent or other relevant party, a local independent hunter may:

• attend the viewing physically;
• inspect the property from a practical, non-technical perspective;
• take photographs or video where permitted;
• ask questions supplied by you;
• communicate practical observations to you; and
• provide a viewing report or summary.

The service does not constitute a building survey, structural inspection, legal inspection or professional valuation.

A landlord or agent may require the customer to attend personally or may require a written authorization or power of attorney. Pao Pao cannot guarantee that a third party will accept a representative attending a viewing.

Pao Pao provides coordination and local support services.

Neither Pao Pao nor an independent hunter:

• guarantees the availability of a property;
• guarantees that an application will be accepted;
• guarantees that a rental agreement will be concluded;
• guarantees that a landlord or agent will respond;
• collects rent or rental deposits on behalf of landlords;
• signs rental agreements on behalf of customers unless separately and expressly authorized and legally permitted;
• acts as the landlord's representative;
• provides legal advice; or
• provides technical building inspections.

Our services are not a substitute for legal, tax, immigration, financial, architectural or engineering advice.

Pao Pao may use independent contractors ("Hunters") to perform local services.

Hunters are independent service providers and are not employees of Pao Pao. Pao Pao remains your contractual service provider for the services purchased through Pao Pao.

Pao Pao may assign or reassign a Hunter where reasonably necessary.

The applicable service period and scope will be stated in your order confirmation or service package.

Unless expressly agreed otherwise, the service is limited to the period stated in the purchased package.

Unused service capacity does not automatically extend the service period.

You agree to:

• provide accurate and complete information;
• provide documents reasonably required for applications;
• respond to reasonable requests from your Hunter or Pao Pao;
• attend personally where a landlord or agent requires your personal attendance;
• make your own final decision regarding any property;
• review rental agreements before signing them; and
• comply with applicable laws and instructions from landlords and agents.

We are not responsible for delays caused by incomplete, inaccurate or late information supplied by you.

Pao Pao and its Hunters may assist with applications using information and documents supplied by you.

You remain responsible for the accuracy and legality of the information contained in your application.

Landlords, agents, property managers and other third parties are independent of Pao Pao. We have no control over their decisions, availability, response times or contractual terms.

Prices are displayed or communicated to you before purchase.

Unless otherwise stated, the displayed customer price includes applicable VAT and other mandatory taxes.

The applicable VAT treatment will be determined in accordance with the applicable tax rules.

Payment is made to Pao Pao International LLC.

The service becomes active after successful payment, unless your order confirmation states otherwise.

Our service is a professional support service and not a guarantee of obtaining housing.

We do not guarantee:

• a successful rental;
• a particular number of applications;
• a particular number of viewings;
• acceptance by any landlord or agent;
• a particular property;
• a particular rental price; or
• a particular outcome.

Where physical attendance is included, we will make reasonable efforts to ensure that the assigned Hunter attends the agreed viewing.

If a viewing is cancelled, rescheduled or denied by the landlord, agent or another third party, this does not constitute a failure by Pao Pao to provide the service where the Hunter was available and made reasonable efforts to attend.

Any decision to apply for, reserve or rent a property remains solely with the Customer.

The Customer should independently review the property, rental agreement, landlord identity, costs and other relevant circumstances before entering into a rental agreement.

We are responsible for providing the purchased service with reasonable care.

We are not responsible for losses caused by:

• third-party decisions;
• landlord or agent conduct;
• inaccurate information supplied by third parties;
• property defects that could not reasonably be identified during a standard viewing;
• delays outside our reasonable control;
• unsuccessful applications; or
• the Customer's decision to enter into a rental agreement.

Nothing in these Terms excludes liability that cannot legally be excluded under applicable law.

Consumers may have a statutory right of withdrawal for distance contracts.

The applicable withdrawal information and procedure are provided separately in our Withdrawal and Cancellation Policy.

Where you expressly request that we begin providing the service before the expiry of the statutory withdrawal period, additional consent requirements may apply.

If you are dissatisfied with the service, please contact us promptly using the contact details provided in your order confirmation or on our website.

We will review complaints and, where appropriate, investigate the matter with the assigned Hunter.

These Terms are intended to comply with mandatory consumer protection provisions applicable to the Customer.

Where legally permissible, the contractual relationship is governed by the law applicable to Pao Pao International LLC.

Nothing in this clause deprives a consumer of mandatory protections provided by the law of the consumer's country of habitual residence where those protections cannot legally be excluded.

We may update these Terms where reasonably necessary, provided that changes do not retroactively alter rights already agreed with a Customer.
